Referencing Procedure

Initial Steps

Once you have identified a suitable property, you will need to:

  1. Pay a holding deposit equivalent to 1 week’s rent.

  2. Complete a reference application to allow us to gather the necessary references for the landlords.

If the references are satisfactory, the holding deposit will be deducted from your final payment.

References Required

We use a credit-referencing agency to obtain the following references:

  • Employment Confirmation: Including salary, position, and tenure.

  • Personal & Photographic Identification: Such as a passport or driving licence.

  • Previous Landlord References.

  • Students: Guarantor details or proof of funding.

  • Self-Employed: Accountant references, trading details, etc.

Payment on Agreed Date

  • 5 Weeks Holding Deposit: This will be held by the DPS (Deposit Protection Scheme).

  • 1 Month’s Rent in Advance: Rent is calculated on a per calendar month basis. This is determined by multiplying the weekly rent by 52 weeks and then dividing by 12 months.

Reference Application Process

Once the offer has been verbally or in writing agreed upon, we will secure the property for you, subject to satisfactory references for all prospective tenants.

It is crucial to disclose any relevant information that may negatively impact your reference outcome before proceeding. This helps avoid any unexpected issues that could affect the reference results.

Membership

We are a registered member of the PRS (Property Redress Scheme).
